I Thought I Had a Lead Problem
I thought I needed more leads.
More opportunities. More prospects. More people entering the funnel.
Maybe you’ve thought that too.
But eventually I discovered something that changed everything:
I didn’t have a lead problem.
I had a relationship problem.
And here’s what I want to show you:
Why relationships are becoming one of the biggest competitive advantages in real estate—and why so many agents are working harder today because they’re still using a strategy built for a different environment.
Because what worked before is demanding more effort and producing less return.
And I learned that lesson the hard way.
Three Years In, I Was Ready to Quit
Three years into my career, I was exhausted.
Business was bumpy because I was chasing one lead after another—good ones, bad ones, and everything in between.
I was working seven days a week.
Long hours.
Running from one possibility to another hoping one of them turned into something.
My family supported my career.
Mostly.
But tension had started creeping in.
Even though they believed in me, I frequently wasn’t there when they needed me.
And the worst part?
I was sacrificing my family, my time, and my energy for people who might—or might not—want to buy or sell a house.
One day I had enough.
I marched into my manager’s office, raised my fist like Scarlett O’Hara and declared:
“I am giving this business one more year of my life. And if I haven’t doubled my business, I’m getting a J-O-B.”
Yes, I spelled it.
I still have no idea why.
She looked at me and said something that completely changed my career:
“You can’t double your business continuing to do what you’re doing.”
“You’ve got to stop chasing leads and start building a sphere of influence made up of people who trust you.”
I remember saying:
“Okay…how?”
And that’s where everything changed.
The Shift That Changed My Business
To my surprise, it had very little to do with scripts, databases, or marketing plans.
Instead, I discovered:
- I was believing things about my sphere that weren’t true
- I needed better thinking—not just better tactics
- I needed systems that created consistency
- Relationships worked differently than I thought they did
Those lessons transformed me.
And after decades in this business—and coaching literally tens of thousands of agents—I see many agents today working harder than they need to for the exact same reasons I was.
By the way…
I didn’t double my business the following year.
I quadrupled it.
And it changed everything.
Not because I found more people.
Because I learned that relationships aren’t just important in real estate.
They’re strategy.
Transactions Don’t Drive Relationships
For years I believed transactions created relationships.
Sell someone a house.
Do a good job.
Hope they remember you someday.
Hope they refer you.
But eventually I discovered the model was backward.
Relationships drive transactions.
Very different business model.
Relationships create things lead generation can’t:
- Repeat business
- Referrals
- Introductions
- Advocacy
- Stability
I used to think one transaction created income.
What I learned is that one relationship creates years of opportunity.
Because relationships compound.
Transactions don’t.
The Real Reason Agents Avoid Their Sphere
Let’s talk about the part nobody talks about.
Agents know relationships matter.
So why don’t they consistently cultivate them?
It isn’t lack of knowledge.
It’s emotional.
Relationship-building feels surprisingly vulnerable.
The internal conversation often sounds like this:
“I don’t want to bother them.”
“I don’t want to sound pushy.”
“What if they think I only want business?”
“What if they don’t respond?”
“What if this feels awkward?”
Underneath all of that?
Fear.
- Fear of rejection
- Fear of judgment
- Fear of being needy
- Fear of not being enough
So instead of reaching out, many agents do something safer.
They chase strangers.
Because oddly enough, cold leads often feel emotionally safer than people who actually know us.
I understand that.
I’ve lived it.
This Isn’t About Working Your Sphere Harder
Now you might be thinking:
“I already work my sphere.”
“I just can’t do more.”
But I’m not talking about more calls.
More follow-up.
More pressure.
More asking.
I’m talking about changing the way you think.
Cultivating relationships where your sphere feels like you’re a valuable part of their team.
Because this series isn’t really about working your sphere.
It’s about removing the barriers that make relationship-building feel uncomfortable.
And replacing them with something more sustainable:
Better conversations.
Better relationships.
Better business.
The Bottom Line
The agents who thrive moving forward won’t necessarily be the ones generating the most leads.
They’ll be the ones creating the strongest relationships.
I thought I had a lead problem.
I had a relationship problem.
And that realization changed my life.
Because growth didn’t come from finding more people.
It came from deepening relationships.
And moving forward?
I think that lesson matters more than ever.
Relationships don’t just support your business.
They’re a strategy for building it.
